A multi-tenant medical office building in Guilford known as Innovation Park has been sold for $8.25 million.
The 56,500-square-foot building, at 246 Goose Lane, was built in 1999 and renovated in 2021.
The complex sits on nearly 9 acres and is fully occupied, including major tenant Thermo Fisher Scientific, which occupies nearly half of the building, and Guilford Surgery Center.
The remainder of the building is occupied by medical tenants, surgery centers, a bank, financial advisors, and attorneys’ offices. Several tenants have been in the building for more than 10 years.Â
The complex was sold by Georgia-based WTS Goose Lane Ventures, an affiliate of Azalea Investments and principal Ngoc Tran of Westport, to Guilford-based WS Innovation LLC in a deal recorded May 11.
The seller was represented by Marcus & Millichap real estate brokers.
The building is less than ¼ a mile to Yale New Haven Shoreline Medical Center and less than 20 minutes to downtown New Haven.
