A Derby property hosting two commercial buildings totaling 25,886 square feet recently sold for $2.7 million to a growing HVAC company.
“I’m putting my money where my mouth is to make Derby better and bring businesses here,” said Daniel Blizman, owner of Blizzard Mechanical.
The 8-year-old company is moving from a 2,000-square-foot leased space “on the other side of town” into 8,400 square feet in one of the two buildings it purchased on 1.8 acres at 155 New Haven Ave.
The move was needed for the company that in two years had grown from four staff to 10, Blizman said.
“There’s tons of demand,” Blizman said. “There is a shortage of people in the licensed trades and there is no shortage of work.”
With a surplus of space, Blizman is leasing a portion of the property to an electrician. A hairdressing salon is aiming to move into a 2,400-square-foot showroom at the front of one building. He is also looking for a third tenant for empty warehousing space.
A limited liability company controlled by Blizman acquired the property from Riverside Properties LLC through a deed recorded Aug. 18.
Riverside’s principals are Michael Klein, of Orange, and Basile Tzovolos Jr., of Oxford. The pair are founders of online framing business Frame it Easy. They sold the business to investment firm The Zabel Companies in 2022.
Frame it Easy moved from 155 New Haven Ave., to a Milford location in April.

There was robust interest in the property, given its ability to host multiple businesses, said Bruce Wettenstein, a partner with Vidal/Wettenstein, who represented Klein and Tzovolos.
The original building, with a showroom, was built for Stahl's Derby Dodge dealership, Wettenstein said. Frame it Easy – which paid $700,000 for the property in 2009, according to city records – added a second, high-bay warehouse building, which it later expanded, he said.
The deal was concluded after local zoning officials signed off on multiple commercial occupancies on the property, Wettenstein said.
“Everybody was proactive and wanted to see the process completed,” Wettenstein said.
