A seven-building, 25-unit Greenwich apartment portfolio recently sold for $4.75 million, realty authorities say.
New York buyer Greenwich Riverview LLC paid $190,000 per unit, equivalent to a capitalization rate of some 6 percent on the units’ current net operating income, according to Bridgeport broker Northeast Private Client Group, which brokered the sale for buyer and seller.
The seller was Whelan Family LLC.
The portfolio consists of seven separate properties throughout Greenwich.

Saybrook Realty Partners LLC bought 22 & 22 Main St. from Rolls-Royce Naval Marine.
One is a 16,000-square-foot fully leased retail strip; the other is a vacant 10,000-square-foot office building.
The office building is for sale or lease.

Windsor office tenants, redo
Riley Power’s lease of 7,800 square feet at 100 Corporate Drive has pushed the recently renovated Windsor office building’s occupancy to 94 percent, realty authorities say.
Riley will use its third-floor space as a new regional office.
The revamp of the 28-year-old, two-story building including refurbishing its lobbies, common areas, restrooms, façade and new storefront building entries. The heating/cooling system was upgraded.
Before renovations and recent tenant signings, occupancy was 59 percent.
Other tenants include ADP, HMS Business Services, Oxford Global and Sedgwick Claims Services.
What landlord Gold Ring Holdings LLC spent on renovations and tenant improvements wasn’t disclosed.
Commercial realty broker Jones Lang LaSalle represented the land in lease discussions and oversaw renovations.

John Flynn and Josh Kelley have leased 4,000 square feet at 433 Chapel St. in New Haven to house their music studio as well as offices and gallery.
Landlord is Peter Chapman of La Saraghina.

A 3,200-square-foot Hamden office building sold for more than $320,000, realty sources say.
Construction consultants Andrew and Anthony Civitello bought the property at 2839 Dixwell Ave. from The Charlotte A. Perry Marital Trust.
The Civitellos will move offices for their family business, which includes baking and selling biscotti, to the address.

Husqvarna Construction Products North America leased a 6,500-square-foot office-warehouse space at 6 Sycamore Way in Branford for its new southern Connecticut services facility.
The Kansas heavy-equipment maker opened the new facility on New Year’s Day.
