Green Island property off Branford coast sells for $3.5M

An exclusive summer property in Long Island Sound close to the Thimble Islands has been sold.

Green Island was sold by South Windsor-based Green Island LLC and principal Donald J. Vaccaro to Green Island Beach LLC, an affiliate of Goldie and Goldie Holdings of Southport, for $3.5 million.

Green Island, with an appraised value of $1.1 million, had been on the market since August 2022. It went under contract in November and the deal closed April 25, according to listing agent Kiara Rusconi of William Raveis Real Estate.

Green Island features a four-bedroom, two bath, 2,308-square-foot, single-family home, a famed Duo Dickinson-designed villa, with an open floor plan built in 1990.

The property has two beach-front areas and is surrounded by more than 70 acres of oyster beds.

The 0.77-acre retreat is located off Limewood Beach, with accessibility from nearby Stony Creek village or the Branford River State Launch by ferry or private watercraft.

Green Island, according to its website greenisland.com, “is an unrivaled seaside escape and vacation destination ideal for today’s multi- generational cottaging family seeking the ultimate playground for extended family and friends.”

The home features a panoramic two-story window wall and four decks that add more than 800 square feet of outdoor living space and views.

A separate guest wing has three additional bedrooms, loft area, bathroom and two private decks.

Rusconi said island living “offers a truly private destination to retreat from the demands of everyday life. Breathtaking 360-degree water views and tranquil ocean breezes make one feel like they are a world away without isolation.”
