Greater Hartford home sales and prices rose in July, but fewer listings and lower inventory point to a tighter market.

Single-family home sales in Greater Hartford rose 12% in July from a year earlier, while the median sale price increased 8.6% to $475,000, according to new data from the Greater Hartford Association of Realtors.
Closed sales rose to 580 from 518 in July 2025. The median sale price increased from $437,500.
The gains followed a strong June, when closed sales rose 10.5% year over year and the median sale price jumped 9.5% to $482,000.
Pending sales, a measure of homes under contract, rose 6.7% in July to 510 from 478 a year earlier. That was a slower pace than in June, when pending sales increased 15.7%.
New listings fell 3.6% to 561 from 582, after rising 9.5% in June. Inventory also declined 6.6%, to 750 homes from 803.
Homes that sold spent an average of 15 days on the market, up from 13 days a year earlier.
“Greater Hartford’s housing market stayed strong in July, with home sales, prices, and pending sales all rising,” GHAR CEO Holly Callanan said in a statement. “Hopefully, this is a positive sign for the months ahead.”
Through the first seven months of the year, Greater Hartford Realtors recorded 2,586 closed single-family home sales, down 1.5% from 2,625 during the same period in 2025. That narrowed the year-to-date decline from 4.9% through June.
The year-to-date median sale price rose 7.1% to $442,000 from $412,750, while new listings increased 0.4% to 3,459.
The condominium market was more mixed in July.
The median condo sale price fell 1% to $303,500 from $306,500 a year earlier, while pending sales dropped 21.2% to 115 from 146. Closed condo sales increased 5.7% to 148 from 140.
Condo inventory rose 7.7% to 238 units, reversing a 13.8% decline in June. Average days on market increased to 18 from 11.
Nationally, home sales have remained relatively stable despite elevated mortgage rates, National Association of Realtors Chief Economist Lawrence Yun said.
