Greater Hartford home prices continued climbing in May despite a decline in completed sales.
The median sale price of a single-family home in Greater Hartford climbed nearly 12% in May, even as completed sales declined, according to new data from the Greater Hartford Association of Realtors.
The median sale price rose to $470,000 in May, up 11.9% from $420,000 a year earlier. Pending sales, which reflect homes under contract, increased 12.8% year-over-year to 511 transactions.
Closed sales fell 14.3% to 367, while new listings increased 8.8% to 665. Housing inventory also grew 4.1% to 739 homes.
Homes spent an average of 19 days on the market before selling, up from 16 days in May 2025.
The condominium market also saw price growth. The median condo sale price increased 3.4% to $301,000. Pending condo sales surged 58.4% year-over-year, while closed sales declined 6.3%.
GHAR President Holly Callanan said the market continued to show strong buyer demand, pointing to rising home prices and an increase in pending sales. She said inventory growth is creating more opportunities for buyers while homes continue to sell relatively quickly.
For the first five months of 2026, the median single-family home sale price reached $415,000, up 3.8% from the same period last year.
However, both pending sales and closed sales remained below year-ago levels.
