The Manchester Planning and Zoning Commission has received an application from a real estate developer to convert the former Sam’s Club property into a furniture warehouse and retail store.
The property’s owner, the Grossman Cos. Inc., has requested a special exception modification to use 129,145 square feet of the building’s total 139,145 square footage for wholesale trade and storage, and warehousing, the application says. The remaining 10,000 square feet will be devoted to retail sales.
A traffic report included in the application says the former Sam’s Club warehouse will be converted to a furniture warehouse and retail store.
The Massachusetts-based Grossman Cos. bought the former Sam’s Club property last July for $6.75 million, property records show. The company had planned to repurpose it for industrial use, according to the firm that helped negotiate the sale.
The website for the Grossman Cos. describes it as a real estate investment and lending company. It also provides brokerage and property management services for its clients.
The Sam’s Club building, which was built in 1991, has been vacant since the business closed in 2018. Sam’s Club is owned by Walmart.
Jake Grossman, who is the president of the Grossman Cos. Inc. said the property is in a “really good location,” with convenient highway access. The building’s physical structure is also “really good for lots of different kinds of uses,” Grossman said.
“There would be vibrancy there,” Grossman said. “But most relevant to the public is that the building’s value would increase and the taxables would go way up.”
