Former Hamden YMCA sold for redevelopment

The new owners of a former YMCA building in Hamden are planning a mixed-use redevelopment project.

The 27,400-square-foot brick facility at 1605 Sherman Ave., was sold by Central Connecticut Coast YMCA to Mark and Melissa Pucci of Milford for $325,000 in a deal recorded Aug. 3.

The property has a total appraised value of nearly $1.6 million, according to town records.

The Puccis are owners of Discount Fence of Connecticut, and Mark Pucci is a broker and owner of real estate development firm Mark Pucci Co., which works mainly in Milford and Fairfield County.

No site plans have yet been submitted to Hamden land use boards, but Pucci said he is working with town officials on a development plan that will likely include renovating and expanding the existing building’s footprint onto the 6-acre property, and possibly adding another building.

He envisions a mix of housing and possibly educational facilities for students. The property is about a five-minute drive from the Quinnipiac University campus. 

The YMCA facility does have a pool, but Pucci has not yet determined if he will keep the swimming area. 

The former YMCA building has been vacant for close to a decade, and Pucci said town officials during pre-development meetings “have been very receptive to the redevelopment of this site.” 

“The redevelopment will be exquisite,” Pucci said, and “it will be a fabulous addition to the town of Hamden and all its residents.”
