The former downtown Hartford home to the popular Up Or On The Rocks nightclub has been put up for sale as a potential redevelopment opportunity.
The 8,800-square-foot, two-floor building at 48-56 Union Place was put up for sale in the past month with an $850,000 asking price. It’s also available for rent.
It is located directly across the street from Union Place Station, which offers bus and train services.
A marketing brochure from listing brokerage firm SullivanHayes Northeast describes the property as a “redevelopment opportunity.” Its uses could include a restaurant/bar, retail, medical office or residential apartments, according to the listing.
Andrew Grocki is the listing agent. Grocki said there has been a lot of interest in the property since he listed it about a month ago, particularly from restaurateurs. The property is structurally sound and also has a patio and basement.
The new owner will need to make renovations, he said.
The property was formerly a hot spot for college students and younger people who frequented the Up Or On The Rocks nightclub, which closed in 2013 in the wake of two fatal shootings. The property also abuts Allyn Street, which was formerly a popular nightlife destination until developers converted empty office space on the street to apartments, making it more of a residential community.
The property is currently owned by VICI Realty LLC, which is controlled by Alison Winter, who lists a East Northport, New York business address, state records show. VICI Realty originally purchased the property in 2012.
The building was built in 1935. Its current assessed value is $292,000, city records show.
