For sale: South Windsor site approved for nearly 200,000-sq.- ft. warehouse hits market

A South Windsor site approved for a 198,735-square-foot warehouse went up for sale last week.

Two months after a search began for a prospective tenant, Vero Beach, Florida-based Altatwo Realty Co. has begun offering its 16-acre development site at 250 Rye St. for sale.

The move broadens the prospective market for the site from occupiers to also include developers, said Mark J. Duclos, president of Sentry Commercial, the firm marketing the property.

The site has easy access to Route 5, and from there Interstates 91 and 84.

The immediate surrounding area is already host to several large-scale warehouses serving Aldi, Amazon, Home Depot, FedEx and others, Duclos noted.

“I think we have a real viable site in a market that has shown some real successes,” Duclos said.

The town’s Inlands Wetlands Agency and Planning and Zoning Commission signed off on the development early last year.

Duclos said site work would begin shortly to prepare the property for either a new owner or tenant. Vertical construction will wait until either a tenant or buyer is identified, he said.

The development was approved for 103 car parking spaces, 40 trailer parking spaces, 20 dock positions with LED lighting and a new freight rail spur.
