FedEx’s S. Windsor distribution facility for sale

FedEx’s sprawling distribution center in South Windsor is for sale.

The 304,249-square-foot industrial property at 456 Sullivan Ave. has been listed for sale for an undisclosed price, according to CoStar.

The property is currently owned by FEM Sullivan Road LLC, which bought the property in 2013 for $32.2 million, or $144 per square foot. 

The building was built in 2012 on 60.8 acres. According to Newmark Net Lease Capital Markets, which is representing the seller, FedEx expanded the facility in 2015 by 80,000 square feet. It has about 10 years remaining on its initial lease with two, five-year options to extend, Newmark said. 

FedEx operates a number of other distribution centers in Connecticut, including in Middletown.

South Windsor has been a hot spot for new distribution center construction in recent years as e-commerce companies find its central Connecticut location attractive.
