Family trust buys Oxford industrial building for $3.1M for moving company

A family trust has purchased an industrial building in Oxford for $3.05 million and plans to use it for a local moving and storage business.

Kristen Craw and Frank Pilicy, co-trustees of the Joyce 2014 Irrevocable Trust, acquired the 27,200-square-foot, one-story building at 116 Willenbrock Road, according to land records.

Ed Godin, a broker with Godin Property Brokers who represented both sides of the deal, said the buyer intends to use the property for Joyce Van Lines, an Oxford-based moving and storage company. The building will be used primarily to store customers’ belongings, he said.

Joyce Van Lines is currently based at a 70,000-square-foot building at 195 Christian St., which it sold for $4 million in 2018 and has since leased back. Godin said the company may vacate that property and consolidate its East Coast operations at the Willenbrock Road site.

The seller, SR1 Properties LLC, controlled by Michael Brown and Barbara Anderson of Woodbridge, purchased the property for $1.93 million in 2019.

The building, constructed in 1999, sits on 7.69 acres. It is appraised at $2.26 million and assessed at $1.35 million.

Calls to Joyce Van Lines CEO William Joyce were not returned.
