A Fairfield development site approved for a 46-unit apartment building has been listed for sale for $2.76 million.
The 0.57-acre site consists of two contiguous lots at 467 Tunxis Hill Road and 80 Soundview Ave. West Haven-based brokerage KNG Realty is handling the listing.
Fairfield’s Town Plan and Zoning Commission approved the project in January 2025.
Fairfield resident Jeffrey Vangele proposed the project through Tunxis Hill Road LLC, according to state business records. The proposal was first presented to the commission in October 2024. Vangele has owned the property since 1995, according to town property records included with the application.
The roughly 0.4-acre Tunxis Hill Road parcel contains a three-family house, while the 0.17-acre Soundview Avenue lot contains a single-family home. Both buildings would be demolished.
Plans call for a five-story building with three floors of apartments above two levels of parking containing 55 spaces. The apartments would include seven two-bedroom units and 39 one-bedroom units.
Fourteen apartments, or about 30% of the total, would be reserved for moderate-income households for 40 years under Connecticut’s affordable housing law, known as 8-30g.
The proposal drew opposition from neighbors, according to media reports.
