Entrepreneur buys Fairfield office building for $2.5M, plans to open preschool

A Fairfield entrepreneur has purchased a vacant Fairfield office building for $2.5 million with plans to open a preschool there with a partner.

60 Katona Drive LLC, controlled by Joshua Cohen, of Fairfield, acquired the 18,343-square-foot, two-story building, at 60 Katona Drive, according to the town’s property records. Cohen founded Junkluggers refuse removal service in 2004 and sold it to Authority Brands in 2022. He also ran Remix Market from 2014 to 2024 and co-founded Texas-based Epic Septic franchise in March of this year.

Cohen said he bought the building with Brett Sherman, a commercial real estate broker, to open a Goddard School franchise at that location. Sherman owns the Goddard School of Fairfield at 1280 Stratfield Road. The Goddard School is a Pennsylvania-based preschool franchise with more than 650 locations across the U.S., according to its website.

Cohen said Sherman wanted to open a second Goddard School in Fairfield with a partner in response to the high demand. They plan to convert the office building into a preschool space and open the second Fairfield location within next year’s first quarter, Cohen said.

The seller was Katfield LLC, which is controlled by Maria Gomes, of Trumbull, and Carlos Gomes, of West Haven, according to state records. They received approval from the town to convert the building into 18 apartments in 2024, according to the Connecticut Post, but that redevelopment never happened.

The building, which was built in 1972, is appraised at $2.31 million and assessed at $1.62 million.
