A zoning change requested for eight properties along South River Street in Enfield could clear the way for a five-story, 160-unit apartment development overlooking the Connecticut River.
Property owner Richard Pinkman, through South River Realty LLC and Matthews Landing LLC, is seeking to rezone parcels at 22, 24, 28, 38, 44, 48, 50 and 52 South River St. from Thompsonville District 1 to Thompsonville District 4, according to application materials filed with the Enfield Planning & Zoning Commission.
The roughly 4.92-acre site is currently occupied by residential buildings and related structures. The zoning change would allow the properties to be consolidated and redeveloped into a multifamily complex, as shown in a concept plan submitted with the application.
That plan outlines a 160-unit apartment building with 171 parking spaces, landscaped areas and a riverwalk connection to the town’s boat launch north of the site. No site plan or wetlands approvals are being sought at this stage.
Planning staff said the proposal is consistent with Enfield’s Plan of Conservation and Development, which identifies Thompsonville as a target investment area and calls for expanded multifamily housing.
The zoning change request is scheduled for discussion Thursday at a meeting of the Enfield Planning and Zoning Commission.
