Enfield MassMutual campus developer seeks to add 23 townhomes to massive redevelopment

An active Branford-based developer with approval for a master plan to transform the former 65.5-acre MassMutual campus in Enfield into hundreds of apartments and townhomes is seeking permission to add another 23 housing units.

MB Financial paid $3.99 million for the vacant office campus at 100 Bright Meadows Road in May 2025, after discussing plans for a large-scale residential redevelopment with town officials.

Town officials have approved conversion of an existing four-story, 475,551-square-foot office building into 178 apartments, construction of a five-story, 129-unit apartment building and development of 157 townhomes.

MB is now seeking to increase the townhouse count to 180, adding 23 units to the project.

MB Financial President and CEO Michael Massimino said Tuesday the additional units will allow for smaller, more affordable townhomes. The units will range from about 1,500 to 2,400 square feet, most with three bedrooms and two-and-a-half bathrooms.

Prices are currently expected to range from about $499,000 to more than $600,000, Massimino said.

The development will move forward in phases over roughly five years, allowing for gradual absorption of the new rental and for-sale housing, Massimino said.

He hopes to begin a large-scale overhaul of the property’s landscaping and other site work later this year. Construction of the first 62 townhomes and conversion of the existing office building are expected to begin early next year in the first phase of development.

Plans also call for converting a 12,000-square-foot ground-floor portion of the existing office building into restaurant or other commercial space. Amenities would include swimming pools and clubhouses serving the apartment and townhouse portions of the development.

Each phase of the redevelopment will require separate site plan approval.
