Elm City looks to fill former nightclub spot

Elm City officials are looking for a commercial tenant to fill the vacant 9,500-square-foot downtown space that once housed the Alchemy nightclub.

The New Haven Parking Authority has put out a request for proposals for the building located under a city-owned parking garage at the corner of College and Crown streets.

City officials want to see a business that complements the downtown’s shopping, restaurant and entertainment scene and “adds to the city’s ‘brand’ as a fun, exciting, unique urban ecosystem,” according to the RFP.

The ideal proposal would expand the city’s tax base, foster pedestrian activity and increase the use of the garage and other downtown parking facilities, the RFP states

The city is seeking a 10-year lease for the property, which is located 215 and 235 Crown St. and 223 College St.

Terms should begin at $6 per square foot, with an additional one-time payment of at least $60,000, the RFP said. The tenant is responsible for insurance, taxes and maintenance.

Sealed proposals must be submitted to the New Haven Parking Authority offices at 232 George St. by 3 p.m. on June 7.

Branford bioscience expansion

Branford-based Tangen Biosciences Inc. is expanding its footprint in town after leasing a 616-square-foot industrial unit at 11 Sycamore Way, brokers said.

The molecular diagnostics company, which developed an instrument to provide portable, low-cost and accurate DNA detection, opened a laboratory and offices at 780 E. Main St. in 2014.

The new space will be a satellite location, said Bill Clark, senior vice president at The Geenty Group of Branford.

Clark represented Tangen and the landlord, Gray Eagle Corp, in the transaction.

Milford electrical distributor lease

New Jersey electrical distributor Turtle & Hughes will open its third Connecticut location after leasing an 11,240-square-foot industrial building in Milford, brokers said.

The building, on 0.7 acres at 165 Pepes Farm Road, is less than a mile from Interstate-95, said Southport-based Angel Commercial LLC, which brokered the deal.

The family-owned company, established in 1923, is one of the largest independent electrical distributors in North America serving the industrial, construction, commercial, electrical contracting, export and utility markets, according to the company website.
