A nonprofit providing educational programs to children in central and southern Connecticut recently paid $14.6 million for its New Haven headquarters building.
In a sale recorded April 30, Area Cooperative Education Services purchased a 185,302-square-foot office building on 4 acres at 370 James St. from James Street LLC.
ACES occupies part of the four-story building, which was built in 1915 and converted from a former paper mill into office space.
The seller’s principal is David Beckerman, of Boca Raton, Florida, founder of Acorn Group. According to Acorn’s website, the property preserves historic industrial features and sits on the edge of downtown New Haven.
ACES is a regional educational service center serving New Haven and parts of Middlesex and Fairfield counties. The organization operates three magnet schools, seven special education schools and five alternative education programs serving more than 2,000 students. It also provides a range of educational services for children from preschool through age 23.
According to its latest available tax filing, ACES employed 1,305 staff in 2024 and reported $176.7 million in revenue.
