East Haven plaza sold for $2.6M

An East Haven retail plaza with a coffee shop and smoke shop has been sold for more than $2.6 million.

The 0.74-acre property at 96 Frontage Road features a one-story, multi-tenant building built in 1995.

A Dunkin’ Donuts, Boston Market and a smoke shop occupy the 7,000-square-foot space in what brokers called “a superb location” off I-95 and less than four miles from New Haven’s central business district and Yale University.

Luke Massirio of Branford-based O,R&L Commercial, LLC brokered the sale for the buyers, Arbaz Holdings LLC and principals Akashdeep and Harpreet Aujla, who are based out of Rocky Hill.

The seller, Partners 95 LLC, was represented by Michael Richetelli of Orange-based Colonial Properties.

Massirio said the plaza has a stable tenant history, with “significant terms” remaining on existing leases.

Richetelli represented plaza owners in securing a long-term lease deal for 1,750 square feet of space for the smoke shop in September.

The 10-year lease had a total value of more than $300,000, Colonial Properties reported.

The property has a total appraised value of $1.99 million, according to town records.
