East Haven Apartments sold for $9.6 million

The 214-unit Trolley Park Apartments in East Haven has been sold for $9.6 million.

The complex at 500-512 Main St. was built between 1972 and 1975. Its several detached masonry and frame buildings contain 88 one-bedroom apartments, each with about 500 square feet of living space, and 126 efficiency units, each with about 425 square feet.

The sale price works out to $44,860 per unit.

The buyer was 512-520 Main Street LLC. The seller was Trolley Park LLC.

Marcus & Millichap Real Estate Investment Services was the sole broker in the deal.

Old Saybrook lease

Infiltrator Systems Inc. leased 12,000 square feet at 4 Business Park Road in Old Saybrook for its corporate headquarters.

The free-standing masonry office building is in The Old Saybrook Business Park.

Mill Meadow Development LLC is the landlord.

It is undergoing full renovations, including new heating, ventilation and air-conditioning units before Infiltrator Systems takes up residence before year end.

Infiltrator Systems makes fiberglass and plastic infiltrator systems for septic and storm water applications at several plants in the South, officials said.

The Geenty Group, Realtors, was sole broker in the lease.

Naugatuck lease

Farmer Bros. Co. leased 5,684 square feet at 54 Great Hill Road in Naugatuck.

Naugatuck Industrial Development Group, LLC is the landlord.

Colliers International and Alter Group Ltd. represented the tenant in the lease.

West Hartford space

Great Day Improvements, a patio-enclosures distributor, has leased warehouse-distribution space at 635 New Park Ave. in West Hartford. The space also contains a small office.

Morrow Realty LLC represented the tenant and landlord, Framingham Commons.

Newington leases

A pair of commercial tenants have signed up for Newington office space.

Safe Home Security leased office space at 81 Market Square from landlord Roma Properties III.

Also, Umiya Asian Grocery LLC, a small start-up specializing in Asian food, leased 2,000 square feet of space at 78 Pane Road. The landlords are John and Helen Melonopoulos.

Morrow Realty LLC was sole broker in both leases.

New Britain tenant

Designer’s Warehouse Discount LLC has leased 5,000 square feet at 296 Arch St. in New Britain.

Morrow Realty LLC represented the landlord, 296 Arch Street LLC, and Prudential Connecticut represented the tenant.

Branford storage lease

A combined 1,536 square feet has been leased in a pair of warehouse units at 11 Sycamore Way in Branford.

Tenant Michael K. Vlock will use the space for storage, according to The Geenty Group, Realtors, sole broker in the lease.

Landlord is Gray Eagle Corp.
