A small downtown Hartford retail property near Dunkin’ Donuts Park and the North Crossing apartments development has been listed for sale.
The asking price for the 15,660-square-foot retail property at 990 Main St., is $1.15 million, according to marketing materials from Colliers International, which is the listing broker.
The property is currently home to the Track 23 Clothing Company and has frontage on Main Street, with close proximity to Pratt Street, Dunkin’ Donuts Park, XL Center, and a nearly completed “North Crossing” apartment complex, led by developer Randy Salvatore.
The property is owned by an LLC controlled by Soo Bong Lee, who lists a business address at the same property. He purchased it in 2017 for $850,000, property records show.
The listing brokers are Bob Pagani and Christian Dietz, both of Colliers.
Hartford’s retail scene took a beating during the pandemic as many workers worked remotely, but has gotten new life recently with the launch of the city’s Hart Lift program, which is providing landlords grants to fit out spaces for new retail tenants.
As of mid July, the city awarded $3.5 million to landlords to go towards outfitting space for 35 tenants. The lion’s share — $2.1 million — has been targeted downtown. Of that, $648,567 has been committed to shops in and around Pratt Street.
The Main Street property also sits in the shadows of the new upscale North Crossing mixed-use development, which began welcoming tenants this month to a 270-unit apartment building. It’s the first installment in Salvatore’s vision for 1,000 units of market rate housing just north of downtown Hartford.
