A six-unit apartment property in downtown Hartford has sold for $1.425 million, according to the broker who represented the seller.
The property at 36 Lewis St. traded for $237,500 per unit, slightly less than its $1.45 million asking price, said Ian Hunt, a director with Colliers.
O’Connell Development, of Massachusetts, bought the property, Hunt said.
Hunt said Colliers ran a formal marketing process and received multiple offers.
The two-story building was redeveloped into apartments in 2015 after receiving financing support from the Capital Region Development Authority. CRDA provided developer David Elwell with a $300,000 construction-to-permanent loan for the project, which had an estimated redevelopment cost of about $1.85 million.
The redevelopment converted the former commercial building into four one-bedroom apartments and two two-bedroom units.
Dating to about 1840, the building has served a variety of uses over the years, including as a private residence, restaurant and nightclub, before sitting vacant prior to its conversion to housing. The property is listed on the National Register of Historic Places.
The building contains 5,252 square feet of living space on a 0.12-acre parcel near Bushnell Park, the state Capitol and other downtown attractions.
Hunt said the recent sale shows that well-located and well-maintained conversion properties remain in high demand. He said he expects to see more conversions of underutilized office properties across the Hartford market in 2026 and beyond.
