A developer is asking Newington planners to consider converting a 5-acre residential parcel near the New Britain border into industrial land to accommodate three buildings that would total nearly 30,000 square feet.
The Town Plan and Zoning Commission is scheduled to take up the pre-application review Wednesday night as part of its regular meeting at Town Hall.
The applicant, Tunxis Road LLC, led by Kevin Sisti, is seeking feedback from commissioners before filing a formal application to rezone 180 Carr Ave. from residential to industrial.
The parcel is part of a larger 11.65-acre site that straddles the Newington-New Britain line, with the New Britain portion already zoned industrial under that city’s regulations.
A concept plan submitted with the application shows three buildings — two at 10,000 square feet each, and one at 9,250 square feet — arranged along an internal access road that loops through the site, with parking for each structure.
Wednesday’s session is a pre-application review, meaning commissioners will offer feedback to the applicant rather than vote on any formal petition. The meeting begins at 7 p.m. in Room 103 of Town Hall and will also be available via Zoom.
