Amedical-office building in the shadow of Manchester Hospital was recently part of a $400,000 sale-leaseback, realty sources say.
The 4,400-square-foot building at 272 Main St. has a partially finished lower level and parking.
Arnold Klipstein of KMG Realty LLC sold the property to Mohammed Suede of KHF Suede Realty Inc. Both Klipstein and Suede are doctors.
First Niagara Bank financed the purchase.
Marc Gottesdiener & Co. Inc. was sole broker in the deal.

The town sold the acreage to Robert Fournier Jr.

Founders Plaza tenants
111 Founders Plaza has signed or re-signed tenants for 42,000 square feet in Hartford’s tallest office tower.
The biggest is the 17,000 lease renewal for Masonicare; 13,208 square feet for CDM Smith Inc.; a 9,000-square-foot expansion for Connecticut Children’s Hospital; and 2,800 square feet for Adler Law Group LLC.
CDM Smith is taking some of the 32,000 square feet Founders Plaza space that CareCentrix will vacate later this year when it moves to downtown Hartford as part of Connecticut’s “First Five” incentive package recently awarded CareCentrix.
Founders Plaza is a 250,000-square-foot office tower overlooking the eastern shore of the Connecticut River and downtown Hartford.
Goman+York Property Advisors represented the tower in lease talks.
Trident Commercial Realty represented Masonicare. Cushman & Wakefield and Cresa represented CDM Smith. OR&L Commercial represented the Adler Law Group.

Yale-New Haven’s Norwalk space
Yale-New Haven Children’s Hospital is taking 11,675 square feet at Norwalk’s Belden Square, former home to Virgin Atlantic Airlines.
The teaching hospital is housing its Pediatric Specialty Center there.
Summit Development in Fairfield and Greenfield Partners in Norwalk own the 41,000-square-foot building at 747 Belden Ave. property.
Broker Cushman & Wakefield is in charge of leasing the building.

RiverCog’s Essex space
The Lower Connecticut River Valley Council of Governments leased 5,200 square feet at 145 Dennison Road in Essex.
The newly formed council — RiverCog, for short — consolidated two long standing regional planning organizations serving 17 towns in the lower Connecticut River Valley.
The Geenty Group, Realtors, in Branford, represented the tenant.
Mary O’Brien Realty represented landlord John Dresty Jr. of Glastonbury.

West Hartford’s Elmwood Shopping Plaza has signed new tenants.
Aces Wireless Zone and Games and principal Amber Andaleb signed for 1,127 square feet in the plaza at 1140 New Britain Ave. for Aces’ fourth area store selling cellular products, video games and equipment. The space was formerly Quick Print Shop.

Wallingford leases detailed
Resources for Human Development has signed a seven-year lease for 8,125 square feet at 135 North Plains Industrial Road in Wallingford.
H. Pearce Co. represented landlord UPC Realty.
The tenant provides living arrangements, day services, and other services to people who have developmental disabilities.
Also in Wallingford, parts distributor Wesco Aircraft Hardware signed a five-year lease for 5,000 square feet at 1070 North Farms Road.

Broker Colonial Properties was involved in brokering several regional property leases.
