Two 10,000-square-foot buildings for a distribution and training facility have been proposed for a vacant lot in a Bristol business park.
An application seeking site plan approval for one of the two buildings was filed with the city Planning Commission on April 16, 10 days after the 7.65-acre lot at 236 Business Park Drive was acquired for $700,000 by South East Bristol Properties LLC, which is controlled by Kenneth Gallup and Alan Clark, both of Burlington, according to state records.
The LLC, which is also the project applicant, purchased the property from SE Middle LLC, which acquired the property from the city in 2022 for $241,719.
According to the application, the proposed building would be used for “storage and distribution of off-site traffic control programs for active construction sites for contractors, municipalities and utilities,” including Eversource.
“Training for the installation and transportation of the amenities associated with the programs will occur on site approximately four times per year,” the application continues.
The application adds that the facility would have six to 10 employees on-site and 85 mostly part-time employees off-site. That would change during training, when “approximately 25 employees will be present,” it states.
Hours of operation would be Monday through Friday from 9 a.m. to 5 p.m.
While the application is for one building, site maps show a second 10,000-square-foot building that would be constructed at a future date.
The property, also known as Lot 8, is zoned for industrial use and the application notes the facility is a permitted use in that zone.
The application also notes that an application for the project also was submitted to the Bristol Conservation Commission/Inland Wetlands & Watercourses Agency.
The Planning Commission is scheduled to receive the application during its regular meeting Monday at 6 p.m. in Council Chambers in City Hall at 111 North Main St.
