A developer is seeking zoning changes in Enfield to convert a planned residential development into an age-restricted housing community.
Mannarino Builders has applied to rezone property at 242 Brainard Road from a Multi-Family Housing District back to a Residential 44 zone to allow a 42-unit senior residential development.
The project, known as Stonebridge Commons, was previously approved as a 42-unit multifamily development with detached homes. Construction is underway on the first phase, with several units nearing completion, according to project documents submitted to the town.
The developer said the change would allow the homes to be marketed as an age-restricted community in response to demand for senior housing in the area.
The proposal also includes text amendments to the town’s senior residential development regulations and a special permit application required for the project.
Town planning staff said the zoning change is expected to have minimal impacts on traffic, environmental conditions or public services.
The Planning and Zoning Commission opened a public hearing on the proposal Feb. 26. It will be continued at a meeting on March 12.
