A scaled-down plan has been filed for an apartment building on the former St. Emery’s School site in Fairfield.
Easton developer Stephen Shapiro is now seeking approval for a 96,204-square-foot building, at 108 Biro St., with 79 units on the first four floors and four penthouses on a smaller fifth floor. It will contain 40 units with one bedroom and 43 units with two bedrooms. Twenty-five apartments would be set aside as affordable housing under the state’s 8-30g statute.
The revisions shrink the fifth floor’s size from more than 22,000 square feet to about 7,700 square feet to address concerns over height and setbacks. The four lower floors would each remain 22,111 square feet.
An earlier version of the project called for
a larger, 110,550-square-foot building with 100 apartments. The Planning and Zoning Commission denied that plan without prejudice in August, citing issues such as the need for firetruck turnaround space.
Residents will have an opportunity to comment on the updated proposal at an Oct. 14 hearing before the commission.
