The Berlin Planning and Zoning Commission is considering a developer’s plan for a mixed-use development spanning three properties along the Berlin Turnpike.
Farmington-based Calco Construction and Development Inc. is seeking approval for changes to a previously approved redevelopment plan at 466 Deming Road, 337 Berlin Turnpike and 51 Worthington Ridge.
The properties — which Calco owns — contain roughly 12.3 acres. Calco’s proposal includes building a new 3,690-square-foot McDonald's restaurant with a drive-thru at 466 Deming Road, along with renovations to two existing buildings that will house warehouse operations and retail spaces.
The project entails:
- Refacing the existing building at 337 Berlin Turnpike for retail use;
- Constructing a slowdown lane along the Berlin Turnpike;
- Potential future development on the rear of the property near the Rocky Hill town line.
The commission began reviewing the proposed modifications to the approved site plan last week and will continue deliberations at its next meeting on Sept. 18.
The key modifications include shifting the site's driveway access on Deming Road about 100 feet to the east, reconfiguring parking layouts and replacing underground stormwater detention systems. Some of the changes were made to meet state Department of Transportation requirements.
The town’s Inland Wetlands and Watercourses Commission approved permit modifications on Aug. 5.
The town's Economic Development Commission has endorsed the project.
Economic Development Director Christopher Edge said the amendment "will help to move this mixed-use project into motion" and could spur redevelopment of other properties in the area, including the vacant CVS nearby.
The properties are located in the town's Berlin Turnpike Zone 1 (BT-1) and Planned Industry (PI) districts, where retail, restaurant and warehouse uses are permitted subject to special permit and site plan approval.
