Developer proposes building 12 townhouses on two adjacent parcels in Norwalk

A developer plans to construct two buildings to house 12, three-story townhouses on two adjacent parcels in Norwalk, according to plans filed with the city.

New Canaan’s Fred Cohn — doing business as 38 Lois LLC and One Bishop LLC — has proposed erecting the two, three-story buildings on a 0.51-acre parcel made from combining properties at 38 Lois and 1 Bishop streets.

He plans to raze a single-family home at 38 Lois St., and a two-story office building at 1 Bishop St.

An email to Cohn was not immediately returned. He bought the Lois Street property for $367,500 in 2012, and the Bishop Street parcel for $1.11 million in 2006, according to property records.

Plans call for building a 23,181-square-foot building containing eight townhouses across 17,288 square feet, and seven parking spaces and shared parking space across 5,862 square feet of ground-floor space. A second, 10,492-square-foot building will contain four townhouses and four garaged parking spaces totaling 1,744 square feet on the ground floor, the plans show.

Plans also include installing 12 trees, 105 shrubs and 439 perennials, ferns and grasses on the property.
