A developer has floated plans for a 44-unit apartment building in Wethersfield, but the proposal remains in the early, pre-application stage.
Star City LLC — a family-owned and operated real estate investment firm based in Great Neck, New York — submitted a concept to the town’s Planning and Zoning Commission for a potential multifamily development at 648 Russell Road, a roughly 1.8-acre parcel zoned for regional commercial use.
The pre-application does not constitute a formal development proposal or result in approvals, a town official said.
The concept calls for a 3.5-story building with 44 apartments — including 31 one-bedroom and 13 two-bedroom units — along with more than 70 parking spaces.
To advance the project as envisioned, the developer said it would likely seek several zoning waivers, including increased residential density, additional building height and relief from certain site design standards.
The proposal also contemplates a standalone residential building in a zone that typically encourages a mix of commercial and residential uses.
In application materials, the developer said the site’s limited visibility from the nearby Berlin Turnpike — due to a mature tree line — makes it less viable for retail use and better suited for housing.
The application is expected to be heard at an upcoming Planning and Zoning Commission meeting.
