Developer eyes former Enfield school gymnasium for 20-unit apartment development 

A Manchester-based developer is seeking Enfield town approval to tear down St. Adalbert School’s former 10,000-square-foot basketball gymnasium to make way for a two-story, 20-unit apartment building next to Higgins Park.

Developer Bill Bellock – principal of Bellsite Development LLC – said that if the Planning & Zoning Commission approves the measure at its Dec. 15 meeting, he plans to begin demolition by March 2023, with hopes of getting tenants in by the fall of 2023.

Back in 2018, Bellock renovated the adjacent St. Adalbert School site on Alden Avenue – which was separate from the gymnasium property – also into a two-story, 20-unit apartment building.

The new planned apartment building would be located also at 90 Alden Ave., in the center of Enfield’s Thompsonville section.

The conversion of the basketball gymnasium would cost about $2.5 million and be paid for via out-of-pocket equity and through private lenders, Bellock said.

Bellock said the apartment building units would sell for about $1,200 a month, which is market rate. Each unit would be equipped with one bedroom and one bath, as well as hardwood cabinets, vinyl plank floors and either a balcony or patio. There would be a shared laundry in the building, as well as parking, Bellock said.

Bellock said the building already has utilities, sewer and water.
