An Easton developer is again seeking a change to Stratford’s zoning rules to build 18 for-sale townhomes.
The proposal, from 2803 Broadbridge Ave LLC, would apply to two adjacent parcels at 0 and 2803 Broadbridge Ave. controlled by Stephen Shapiro of Easton. It seeks a text amendment allowing multifamily housing in an area currently limited to single-family homes.
The town’s Zoning Commission is scheduled to discuss the proposal Wednesday.
Shapiro said he previously sought a zone change for the site, but the commission deadlocked on that request in January.
Shapiro said the proposed development would provide “middle housing,” which uses less land and density than large apartment complexes, and could help the town make progress toward the state’s 8-30g affordable housing threshold.
“I’m a big middle housing proponent,” he said.
If the amendment is approved, Shapiro said he plans to return to the commission in May with a proposal to build six buildings with three townhomes each across the two parcels.
Two of the 18 units would be deed-restricted as affordable housing, in line with local zoning requirements, he said.
Shapiro said he is under contract to purchase both properties, which total about 1.6 acres.
The 0.95-acre parcel at 2803 Broadbridge Ave., which includes a single-family home slated for demolition, is owned by the estate of Miszuk Jadwiga, with John Miszuk listed as executor. The property is appraised at $429,400 and assessed at $300,580.
The adjacent 0.62-acre vacant parcel at 0 Broadbridge Ave. is owned by Andy Sokol. It is appraised at $149,200 and assessed at $104,440.
