A flex and light industrial property in Danbury that houses a data center for a global multinational chemical company and a maintenance depot has been listed for sale.
The complex at 55 Old Ridgebury Road includes a 42,500-square-foot main building and a 3,000-square-foot maintenance facility on a 5.1-acre site near I-84 and the New York state line. The property is fully leased to Linde, a global industrial-gas supplier, and Carmine Labriola Contracting Corp., through Jan. 31, 2027, according to marketing materials prepared by CBRE, which is the listing broker.
Linde has operated at the site since 2006, using the facility as a data center and hospital-support hub. Carmine Labriola Contracting has occupied the smaller building since 2008, according to marketing materials.
The property is owned by two limited liability companies — Bell 55 Old Ridgebury Road LLC and ADG 129 Concord Road Billerica Ma LLC — that purchased the property in 2017 for $4.35 million, property records show.
The property has an appraised value of $5.2 million, records show.
Property features include dual power feeds to a 13,800-volt substation, four backup generators, two loading docks, 120 parking spaces and perimeter fencing.
Marketing materials say the site could be repositioned once the leases expire, with possible uses including self-storage, logistics or multifamily housing. The property is being marketed without an asking price.
