Danbury’s Planning Commission has unanimously approved a plan to build a two‑building, 208‑unit apartment complex on Main Street that was withdrawn two years ago over city sewer concerns.
Only a building permit approval will be required in order for the Legacy on Main development to begin construction, according to Danbury Planning Director Waleed Albakry.
The project is being led by Tower Investment Group LLP, which plans to convert a five-story, 58,000-square-foot Danbury Executive office building, at 30 Main St., into a 48-unit apartment building.
The project also entails building a second, seven-story building, at 34 Main St., that will consist of a four-story, 134,000-square-foot, 160-unit apartment building over a three-level, 250-space parking garage. This building will also have 53 surface parking spaces.
A two-story retail building on the 0.2-acre parcel will be demolished, according to plans filed with the city.
Tower Investment Group withdrew its earlier application after questions arose about whether the city’s sewer system could accommodate the project and the potential cost of necessary upgrades, said Thomas Beecher, an attorney for the developer. The firm resubmitted its proposal to the Planning Commission in late June following multiple meetings with city officials.
The applicant and the city agreed that the development will have on-site holding tanks that will release sewage into the city sewer system between 11 a.m. and 5 p.m. each day to address the sewer-related concerns, Beecher said.
“The Legacy On Main will be a great addition to the Danbury downtown and this area of South Main Street,” Beecher said. “These new apartments will clearly be an economic benefit for the downtown area, including downtown retailers, restaurants, and businesses within walking distance from this site.”
State records listed no principals for Tower Investment Group LLP, but they gave an address of 323 Main St., in Danbury. The 30 Main St. property is owned by Tower Investments Et Als ℅ Nolan Enterprises, at 323 Main St., Danbury. Nolan Real Estate’s website lists 323 Main St. as its address and indicates Mark Nolan as a principal of the business.
