CT home sales stagnant, prices falling

Sales of Connecticut single-family homes increased just barely in November, but remain down for the first 11 months of 2014, according to the Warren Group.

There were 2,036 sales recorded during the month, up 0.4 percent. From January to November, sales are down by 0.5 percent.

Meanwhile, median home sales prices continued to fall for the ninth consecutive month in November, dropping 1.6 percent to $238,100.

“The Connecticut market for single-family homes is steady, but shows virtually no growth over the levels achieved in 2013,” said Warren Group CEO Timothy M. Warren Jr. said in a statement. “After gains in sales volume of 15 percent in 2012 and another 6.0 percent in 2013, we are stuck on a plateau this year.”

Condos were more upbeat in November, with sales increasing 6.3 percent over the year, to 558 transactions. It was the sixth consecutive year-over-year increase, and sales are up over 3 percent so far for 2014.

The median sale price for condos in the state fell in November by 2.1 percent, to $165,000.
