Madison-based Horton Group is making strides filling a roughly 12,300-square-foot Guilford office complex that was half-empty when the real estate development and investment company bought it in June for $1.6 million.
Since then, Horton has invested in upgrades to the three-building property at 157 Goose Lane — including new windows, a fully repaved parking lot, concrete curbs, updated signage and a new outdoor seating area, said Matt Horton, a vice president with the family-run company.
The 2.7-acre property hosts a 910-square-foot, one-story building completed around 1900; a two-story, 5,248-square-foot office building completed in 1983; and a 6,256-square-foot, two-story building completed in 1985.
Horton said the property is now about 75% occupied following a lease with boutique wealth manager Granite Islands Private Wealth. The firm joins an existing roster of tenants that includes another wealth management company, a dental practice and psychiatric group, he said.
Horton Group’s investment in the office complex complements its development of a roughly 40,600-square-foot office complex at nearby 350 Goose Lane, Horton said.
The company bought the 16-acre property at 350 Goose Lane for $1.45 million in 2014, according to land records.
Horton said the company then refurbished a nursery building into office space, and later added two modern office buildings between 2018 and 2020.
The proximity of the two office properties offers options for tenants that are growing or contracting their footprints, Horton said.
“We’ve had a lot of success in the office market, particularly in Guilford,” Horton said. “That’s why we are investing money into it.”
