Convenience store, basketball training center among area leases

A new downtown convenience store and a basketball training center are among the businesses coming to the region.

Anesthesia Smoke and Convenience is leasing space at 968 Chapel St., New Haven, and it plans to operate a combination convenience store and smoke shop there, according to Michael Richetelli, president and designated broker of Colonial Properties Inc., in Orange, who represented the landlord, General Asset Company LLC.

Previously, the space had been an Ann Taylor clothing store, which closed last summer. The upscale women’s clothing retailer had launched in New Haven in 1954. The location includes 3,000 square feet for retail use, and the lease is for 10 years. 

According to Richetelli, Colonial has seen leasing activity increase in the state’s real estate market over the last several months, with high demand for industrial, retail and flexible space.

In another recent deal for Colonial, Revolution LLC has leased approximately 3,000 square feet of warehouse and 1,000 square feet of office space at 252 Depot Road, Unit C, Milford for a new basketball training center. The lease is for 10 years. Tony Vitti of Colonial represented the landlord, MNBD LLC, while Teo Rotaru with Real Estate Advisory represented the tenant. Revolution Basketball Training has an existing location in Manchester and is expanding to Milford.

Vanguard Medical LLC has leased approximately 14,176 square feet of office and flexible space at 1 Parrott Dr., Shelton for 10 years. Vanguard Medical provides orthopedic post-operative rehabilitation and recovery treatment devices and therapies. It is moving from Derby to this new facility in Shelton. Gary Bellard of Colonial represented the tenant, while Jack McDermott with Newmark represented the landlord, Shelton Parrott Associates.

In another area medical lease, Bridgeport Hospital has extended its current lease and will be expanding its space at 20 Commerce Park, Milford, for a total of 4,230 square feet. J. Richard Lee of O,R&L Commercial, LLC, which is based in Branford, represented the landlord, Milford Medical Associates LLC.

Lee also handled a lease for Gaylord Hospital Inc., which is based in Wallingford. It has extended its medical office lease in the Crossroads Medical Center at 8 Devine St., North Haven. In addition to extending its lease, Gaylord has expanded its space there, for a total of 12,723 square feet. 

Financial terms of the leases were not disclosed.
