A local investment group is planning to build a multi-tenant “flex space” development for contractors at the end of Connecticut Avenue in South Windsor’s industrial zoning district.
Owner and applicant Trio Investment Properties LLC of South Windsor wants to create 26 individual units – from 1,125 to 3,000 square feet – each with its own office, bathroom and flex space with an overhead door for tenant uses that include plumbing, heating, electrical, mechanical, industrial, and general contracting businesses.
The development would have four buildings, two with 10 units each and two with three units each, for a total of 39,850 square feet on a 6.44-acre property at 75 Connecticut Ave.
Aldrich Construction Co. Inc. of Manchester would be the general contractor on the project if approved.
The development would have 69 parking spaces, more than the required 63. Additionally, two parking spaces will feature electric vehicle charging abilities, with another five EV spaces ready for future installation, as the demand grows, the application said.
This plan is a low impact and low-profile development that is designed to serve local businesses while meeting the requirements of zoning and minimizing any impact on abutting properties, Trio officials said.
