Two adjacent office buildings in Westport have sold for $25 million, according to town property records.
TC Greens Farms LLC purchased the properties at 55 and 57 Greens Farms Road, which together total 181,761 square feet of office space.
State records do not list a parent company for TC Greens Farms Member LLC, which controls the buyer. However, the entity’s contact email is tied to Trammell Crow Co., a Dallas-based commercial real estate developer and investment manager that is a subsidiary of CBRE Group, one of the world’s largest real estate services firms. The buyer’s listed address also matches CBRE’s headquarters.
Trammell Crow declined to comment on the deal. A request for comment from CBRE was not returned.
The seller was 1735 Ashley LLC, controlled by Mikael J. Levey, CEO of New York-based JEM Holdings. Property records show the seller acquired the buildings for $32.6 million in December 2018.
Built in 1980, the properties sit on a combined 21.9 acres and have a total appraised value of $28.9 million and an assessed value of $20.2 million, town records show.
In 2024, Westport’s Planning and Zoning Commission approved changes allowing the properties to be used for medical and healthcare offices, replacing prior restrictions that limited such uses, according to CT Insider. The prior owner had sought the change to help address vacancy at the site and expand potential tenant demand.
