A century-old, mixed-use apartment building in Hartford’s South End recently sold for $1.91 million.
In a deed recorded Sept. 12, Marconi Enterprises LLC sold the three-story, 21,738-square-foot brick building on 0.39 acres at 689-699 Maple Ave., to On Maple LLC. The property includes 20 apartments above five storefronts.
The buying and selling LLCs are both led by real estate investors active in and around Hartford.
Marconi’s principal is Filadelfo Ossino, an active buyer and seller of retail and multifamily properties in Greater Hartford.
On Maple LLC principal Adrian Bakrina is head of another limited liability company that, in late 2022, paid $1.1 million for two apartment buildings in Hartford’s South End with a combined 16 apartments.
Earlier that year, Bakrina sold a six-unit apartment building in Hartford’s South End for $335,000.
Bakrina’s latest purchase is part of a 1031 tax-deferred exchange. On Maple LLC took out a $1.62 mortgage on its new acquisition from Chicago-headquartered RFLF 4 LLC.
