Bridgeport apartment portfolio sells for $4.95M

A Bridgeport four-building, 162-unit multifamily portfolio has drawn a $4.95 million sale to a Fairfield investor.

The properties are at 40 Sanford Place and 205, 223 & 265 Washington Ave.

The seller was BNH Bridgeport LLC, a Florida multifamily investor who purchased the property in 2010 and invested an unspecified sum on improvements.

Connecticut Realty Trust, of Fairfield, paid roughly $30,555 per unit, a capitalization rate of 10 percent on the properties’ current annual net operating income, authorities said.

Northeast Private Client Group represented both parties in the transaction.

656 Oakwood Avenue Corp. is landlord.

AAA Allied Group moves

Cincinnati’s AAA Allied Group Inc. signed a long term lease of 10,000 square feet for its emergency road service-fleet operation in West Hartford.

AAA Allied leased the space at 983 New Britain Ave. from landlord West Hartford NO 1 LLC.

Morrow Realty LLC represented the landlord in the lease. Bialow Real Estate and OnSite Retail Group, LLC represented AAA Allied.

O,R&L leases signed

Realty broker O,R&L Commercial LLC announced a series of shoreline Connecticut leases.

In Branford, Easter Seal Goodwill Industries leased 11,400 square feet for a new retail thrift store and donations center opening this fall at Lakeview Center, 249 West Main St.

Richard Gold and Phil Marshall represented landlord Lakeview Center Associates LLC.

O,R&L represented the tenant.

In Groton, law firm Hoops & Jensen renewed its lease at 19 Thames St., a 40,000-square-foot office complex overlooking the Thames River. O,R&L represented landlord 19 Thames Street Partnership.

In Killingworth, North Haven accounting firm Buckley, Frame, Boudreau & Co. leased 6,000 square feet at 255 Route 80.

O,R&L represented the landlord M&M Holdings LLC. Coldwell Banker represented the tenant.

Milford buildings bring $777K

A 6,000-square-foot masonry building on 0.17 acres at 200 Rowe Ave. in Milford has sold for $400,000.

200 Rowe Ave. LLC of Stratford was the buyer. Lambert Paving is the seller.

Broker Pearce/George J. Smith represented buyer and seller.

Separately, a 5,000-square-foot masonry building with a two-family house at 179 Buckingham Ave. in Milford on 0.35 acres sold for $377,000, brokers say.

Pearce/George J. Smith also brokered this deal for buyer Richard J. Ross, of Ross Custom Cabinetry, who plans an expansion at the site, and sellers Robert and Barbara Baker.

Greenwich leases inked

A pair of 10-year leases totaling more than 17,000 square feet have been signed in the 600 Steamboat Road office building in Greenwich.

RSR Partners signed for 9,412 square feet on the first floor of the building’s southern section, while New York City’s Bessemer Trust Co. N.A. claimed 7,789 square feet on the first floor central section of the 180,000-square-foot Class A building for its first Connecticut office.

Landlord is GRC Realty Corp., a unit of General Reinsurance Corp. whose corporate headquarters were once housed in the building.

Jones Lang LaSalle represented the landlord in the leases.
