Bottled water producer BlueTriton leases 279,256-square-foot East Windsor warehouse

Wharton Industrial announced it leased a 279,256-square-foot industrial warehouse in East Windsor to BlueTriton Brands Inc., formerly known as Nestle Waters North America.

The New York City-based subsidiary of Wharton Equity Partners bought the property at 18 Craftsman Road in October. The 42-year-old property features 18- to 20-foot ceilings, 5,000 square feet of office space and more than 300 parking spaces.

The warehouse is currently undergoing “extensive renovations” to accommodate BlueTriton, Wharton reports, including installation of LED lighting throughout; paving of the truck court and parking lots; and the addition of several truck-loading doors.

BlueTriton will move in and begin warehousing and distribution operations after renovations are completed, which is anticipated in February, Wharton reports.

Wharton Industrial originally announced it acquired 18 Craftsman Road in a joint venture with Boston’s Long Wharf Capital. The property sold for $12.3 million, according to East Windsor Town Clerk’s office.

The property sits on 40 acres in an industrial area close to Interstate 91 and Bradley International Airport.

The sale was arranged by CBRE, which also represented Wharton Industrial as the property’s leasing agents.
