MANCHESTER — Vacant land between Bob’s Discount Furniture’s current headquarters and Northwest Park will be the site of a new 103,500-square-foot company headquarters, plans recently filed with the town show.
The three-story building on 9 acres at 434 Tolland Turnpike will be attached to the furniture store’s showroom and offices at 428 Tolland Turnpike, off Interstate 84.
The expansion will add 125 jobs over the next five years, as the state and local government have agreed to grant tax breaks.
The Planning and Zoning Commission will hear the proposal June 20 at 7 p.m. in the Lincoln Center’s hearing room.
If approved by the PZC, the expansion should be finished and operational by 2017, the plans say.
Plans prepared by Design Professionals of South Windsor show no wetlands, floodplains, or water run-off on the parcel.
The plans conclude the development “should not pose significant detrimental impacts to the environment.”
Plans show 416 parking spaces at the new facility, with an additional 107 spaces added to the existing 267 spots.
Public sewer, water, gas, electrical services, and fiber optic cable will serve the site, the plans say.
A traffic evaluation study conducted by Bubaris Traffic Associates determined the proposal “should not adversely impact traffic operations on the surrounding roadway network.”
Bob’s employs 1,000 associates across Connecticut and 3,000 people nationwide throughout 69 stores in 12 states.
Boston-based investment firm Bain Capital purchased Bob’s in 2014.
