Blighted property becomes mixed-use complex in New Haven’s Upper State Street neighborhood

A new mixed-use building with multifamily units is now open in New Haven’s Upper State Street neighborhood. 

The long-blighted property, now dubbed “The Vanguard on State” at 793 State St., was redeveloped by Alpha Acquisitions LLC, a subsidiary of Vanguard Private Client Group.

The building has 15 apartments, including two affordable units and ground-floor commercial retail space. The building is fully leased, including the commercial space, which is now home to the Vanguard Private Client Group, a commercial real estate brokerage, and Atlas Development.

Alpha Acquisitions bought the property for $285,000 in 2020, according to city records. Apha demolished the previous blighted structure and replaced it with the current one that reflects the architectural style of other original buildings on Upper State Street.
