Beacon Falls caster-machinist pays $1.1M for new home

Beacon Falls lead casting and machining firm Kolga LLC paid $1.1 million for a 20,000-square-foot industrial building across-town to relocate its operations.

Kolga Land LLC bought the building on five acres at 65 Lancaster Drive into which it plans to move from its current home at 141 S. Main St., authorities say.

65 Lancaster LLC was the seller.

R. Calabrese Agency brokered the sale.

Windsor Locks gym

Land Warrior LLC leased some 7,000 square feet as a Crossfit gym at 7 Industrial Road in Windsor Locks.

A remaining 7,000-square-foot office-warehouse at the address is still available for lease, leasing agents said.

Landlord is Accurate Welding Services LLC.

$1.2M Southington sale

The acreage beneath a Homewood Suites By Hilton extended-stay hotel going up on West Street in Southington has sold for $1.2 million, authorities say.

Westcorp LLC sold the approximately 5.75-acre tract to Briad Lodging Group LLC, the hotel’s developer.

The hotel is due to open in the third quarter of 2013.

Westcorp also is eager to market a nearby 1-acre or so pad site for ground lease or build-to-suit.

R. Calabrese Agency was sole broker in the sale and is exclusive agent for the pad site.

Blue Back rug gallery moves 

Blue Back Square’s Persian Rug Gallery has moved into larger quarters in West Hartford’s Blue Back Square.

The gallery’s new space is 1,863 square feet at 69 Raymond Road, space that the West Hartford Art League occupied temporarily while new quarters were built, realty authorities said.

The new space gives Persian Rug more visibility than its previous address, they said.

An unidentified major retailer is negotiating for Persian Rug’s old 1,548 square feet of space at 63 Raymond Road, authorities say.

Ronus Properties is Blue Back’s landlord.

Branford tile lease

Tile Liquidators, doing business as Tiles of Distinction, leased 1,280 square feet of industrial space in the Twelve Oaks Business Park at 375 Morgan Lane in West Haven.

Owner Arnold Agnoli will use the space for the storage and distribution of floor and wall tiles for both commercial and residential customers.

John C. D’Amato Jr. and The LAD Trust is landlord.

The Geenty Group, Realtors was the sole agent.

A remodeled industrial-warehouse building on Sebethe Drive in Cromwell has drawn an $880,480 sale price, realty officials say.

Sebethe Holdings sold the 10,948-square-foot edifice to Four Rod Holdings LLC.

Colliers International was selling broker.

Morning Star Books leased 6,000 square feet in Manchester’s Hale Road Plaza for a Christian bookstore.

Morning Star is a multi-store chain of Christian bookstores throughout New England.

Anchored by the Christmas Tree Shops, Hale Road Plaza is owned by The Lightstone Group.
