Assisted-living multiplexes coming to S. Windsor, Avon

Two Avon and South Windsor apartment complexes to open before yearend are adding 154 more units of independent, assisted-living and memory-care spaces and specialized services for aging Connecticut residents.

Massachusetts developer LCB Senior Living has begun accepting tenant names and deposits for its 80-unit property east of the Connecticut River, The Residence at South Windsor Farms, 200 Deming St., set to open in September. Ground breaks Tuesday.

The other, the 74-unit The Residence at Brookside, 117 Simsbury Road, in Avon, is slated to debut in November.

Each bears an approximately $13 million development pricetag, according to Ted Doyle, LCB’s director of corporate marketing and public affairs.

Both properties, Doyle said, will provide apartments and amenities for seniors able to live independently as well as those who need some daily living assistance due to physical or memory infirmities such as Alzheimer’s disease and early onset dementia.

Pricing reflects the differing levels of care. For those able to live independently, South Windsor Farms’ monthly rents range from about $4,850 for a studio; to about $5,900 for a one-bedroom; and about $6,700 for a two bedroom. The same units with a daily caregiver run from about $5,750 to $7,800, he said. Rents will run about the same for its Avon spaces, Doyle said.

Residents’ daily meals, laundry service, weekly housekeeping, transportation and most utilities are part of the rent, he said. There also will be an onsite fitness center and access to daily social and recreation activities.

LCB chose South Windsor and Avon for their demographics and proximity to churches, shopping and other amenities, Doyle said.

“Most of our residents come from within three miles of our buildings,” he said.

LCB will hire some 70 staffers at each facility to provide administrative and services support, Doyle said. Given their operations, both facilities also will be overseen by the Connecticut Department of Public Health, he said.

Based in Newton, Mass., LCB owns or manages a half dozen senior-living complexes in Massachusetts and Rhode Island,.

The Architectural Team in Chelsea, Mass., is the designer. The Congress Companies is contractor.

Windsor Management’s tally

The Windsor Management Co. recently completed a series of Hartford area leases and renewals for landlords.

In Windsor’s Kennedy Business Park, 425-431 Hayden Station Road, nonprofit Feeding Children Everywhere leased 5,200 square feet for offices and a warehouse at 425D Hayden Station Road.

At 427C, DESCO Professional Builders signed for 7,000 square feet. Landlord for both is Kennedy Parks LLC.

At Kennedy Parks’ other Windsor property, Kennedy Technology Center, Emo-Trans Inc. renewed for 12,000 square feet of office-warehouse space at 920B River St.

At 530 Hayden Station Road in Windsor, International Transfer Service renewed for 12,000 square feet for freight forwarding. Landlord is Windsor Associates Hayden.

At 1170 Ellington Road in South Windsor, Medical Risk Managers renewed for 12,000 square feet. Cushman & Wakefield was tenant broker. Landlord is Ellington Capital LLC.
