Assisted-living real estate investment giant Welltower Inc. has acquired a 72-unit senior housing property in Trumbull for $17.6 million, part of a broader acquisition spree.
The Toledo-based company, through affiliated entities 2415 Reservoir Ave Propco LLC and Stars and Strips NNN Holdco LLC, purchased Bridges by Epoch at Trumbull, at 2415 Reservoir Ave., according to land records.
The two-story, 62,985-square-foot property was built in 2015 on a 2.42-acre parcel. It was appraised at $18.9 million and assessed at $13.2 million in 2023, records show.
The seller, Trumbull Senior Housing LLC — controlled by ND Trumbull Epoch LLC and CR Trumbull Senior Housing LLC — bought the property for $3.35 million in 2014.
In October, Welltower said it has closed or is under contract to close on about 700 senior housing properties in the U.S., U.K. and Canada for roughly $14 billion. The company said it plans to finance the acquisitions through proceeds from $9 billion in asset sales and loan repayments, plus cash on hand.
An email to Welltower seeking comment was not immediately returned.
Bridges by Epoch operates 12 assisted-living properties in New England, including facilities in Norwalk and Stamford, according to its website.
