A 120-year-old office building near Southern Connecticut State University in New Haven that has been approved for conversion into apartments has sold to a New York multifamily developer for $2.9 million.
The 44,230-square-foot, three-story brick building on 1.88 acres at 446A Blake St. started as a mill and was later converted into office space. Recently, it was approved for conversion into multifamily units before going up for sale in mid-2024.
The approved plan calls for construction of a 55-unit apartment building and a 53-unit building, as well as conversion of the existing building into 36 residential units.

In a deed recorded March 4, a Brooklyn-based limited liability company that paid $1.55 million for the property in 2018, sold it to another LLC headed by multifamily developer Konstandinos Vorillas, of Rosyln, New York. Tom Gelman, of Brooklyn, signed the deed for the selling LLC.
