AI Tech Center setting sites on 2012 move-in

The proposed 13-story AI Tech Center high-rise in downtown Hartford’s Constitution Plaza has begun leasing for occupants beginning in spring 2012.

Commercial real estate broker Sean O’Neil of Jones Lang LaSalle on Wednesday e-mailed flyers, touting space availability and asking rents starting at $25.50 a square foot.  The flyer states that tax incentives may be available to tenants.

O’Neil was not immediately available for comment.

In response to a question about whether the developer has yet gotten financing for the tower, Mike Patenaude, of AI Engineers, said Wednesday his Middletown employer is working with several mortgage brokers to secure financing.

AI Engineers founder and President Abul Islam was said to be traveling in New York Wednesday and unavailable for comment.

AI Engineers will occupy about 1 ½ floors in the approximately 214,000-square-foot building that will also include more than 20,000 square feet of retail space. It also will feature a “green roof” and pub-style rooftop restaurant.

The proposed metal-and-glass-sheathed building was designed by CBT/Childs, Bertman, Tseckares Inc. in Boston.
