A 5.1-acre Colchester property approved for a 30-unit multifamily development was listed for sale at $850,000 last week.
Colchester’s Planning and Zoning Commission approved development of the wooded property at 124 Halls Hill Road in February 2025, following stiff opposition by some area residents who, among other concerns, voiced fears of changing neighborhood character.
Thomas Boyle, of Chozick Realty, who is marketing the property, said the site is being promoted for multifamily development and is located near major highways. The site also has access to public sewer and water.
“You can be putting in foundations 30 days later,” Boyle said.
Engineering and architectural design calls for five buildings of six units each, all with private front and rear entrances. Twenty-four units will be two-bedroom, townhouse-style, of about 1,100 square feet, with 1.5 bathrooms and a den. The remaining six will be 900-square-foot, ranch-style, offering single-floor living, with two bathrooms. The town approval requires three of the units to be set aside at affordable rates.
The property is owned by a limited liability company whose principals are Todd Gustafson, Matthew Gustafson and Brian Marvin. Todd and Marvin Gustafson are also principals of another LLC linked to Carefree Small Buildings, a Colchester-based builder of sheds and outbuildings.
